Residential Tower Amenity Floor

This project was a developer fit-out across three residential towers on the same site, each with a 72 m² amenity gym and each with an identical requirement: unsupervised equipment, minimal noise transfer, and a room that still looks presentable on a Tuesday evening.

Why one schedule mattered

When buildings are fitted out separately, they drift. One gets a different dumbbell range, another a different machine generation, and the facilities team ends up managing three spare-parts inventories for the same site. We specified a single equipment schedule covering all three floors and delivered against it, so the buildings are genuinely identical.

Specification

Each gym received a four-station multi gym for the strength circuit, two selectorised machines covering lat pulldown and leg work, a compact urethane dumbbell range with an adjustable bench, one self-powered curved treadmill and two magnetic spin bikes. Storage was a modular wall rather than loose racks, so the room resets to tidy quickly.

No motorised equipment and no friction-pad resistance: everything in the room is either self-powered or magnetic, which keeps noise transfer into residential units to a minimum.

Handover

All three consignments shipped in one container, with equipment pre-sorted and labelled per building. The developer received a consolidated handover pack: assembly manuals, torque tables, parts diagrams and a single maintenance schedule covering the whole site.
